recently acquired the 154,000SF Del Mar Shopping Village
retail center in Boca Raton. Hirsch Architects, Inc.
provided due diligence services during the acquisition. FRIT
is an equity real estate investment trust specializing in
the ownership, management, development, and redevelopment of
high quality retail |
| assets.
Federal Realty's portfolio (excluding joint venture
properties) contains approximately 18.4 million square feet
located primarily in strategically selected metropolitan
markets in the Northeast, Mid-Atlantic, and California. |

Shirley is not only
the friendly voice that greets our clients, she is the
backbone of our organization. She has been instrumental in
the efficient administration of Hirsch Architects for more
than 30 years. While her primary responsibilities include
financial management, she assists in keeping all aspects of
projects running smoothly. |

Hirsch Architects, Inc. designed the West Boca Medical
Office Condo.
Planned as medical doctors' office condominiums, the building
encompasses approximately 63,800 square feet with its three-floor
design. The building is one of three
medical buildings planned for the complex surrounding the West Boca
Medical Center.
In spite of the reinforced concrete structure, the building is
neither stark nor heavy in appearance due to its reflective dark
glass panel skin, low roof scale and one-half story berm which acts
to reduce the visual scale. The building's concept features two
office wings which adjoin a covered atrium core. While served by
dual elevators, the building features connecting walks on the
second and third floors, intersecting the atrium space and uniting
the two office condominium wings. |

|
The four atrium skylights achieve the effect of
one continuous window, opening all views to the outdoors. In this
design, every suite is a corner unit, angled from the sky-lit atrium
with expansive views from floor-to-ceiling window walls.
